Tell us about the lot and the job

A builder reads it and calls or emails you back. Nothing is booked until you agree to it. How we use your details.

The property lines come first when we walk a Pacoima lot. We look for survey monuments or recorded corner markers, measure from each line to the house and garage, and note fences, overhead wires and easements that limit where new work can stand. Those measurements show whether an addition, patio cover or deck fits before a footing is drawn. Any change in yard height is noted as well, because a step in grade changes the framing.

Setbacks and lot coverage

The zone that applies to the lot fixes front, side and rear setbacks and caps how much of the parcel can sit under a roof. An attached patio cover often counts toward that cap, so the site plan shows it beside the house and any garage. Underground utilities are marked, the clearance an overhead service drop needs is drawn, and new footings stay clear of the sewer lateral. Driveway and parking areas are shown too, since the layout has to keep them usable. That site plan is the sheet LADBS opens first.

Joining an addition to the house

Where new work meets the existing structure, the engineer details whether the new footing is doweled into the old foundation or poured alongside it with a separation joint. A soils report may be required, and its bearing value sets footing width and depth. On a raised-floor house, the existing sill is checked for anchor bolts before the addition ties in, and missing bolts are added. The City of Los Angeles permits Pacoima work through LADBS. Lake View Terrace and Sylmar addresses are reviewed by LADBS too, so one checklist serves all three.
