A tape along the street frontage and a close look at the ground under the proposed footprint come before any Bel Air quote. We measure how near a truck can park to the work, check the width of the drive and mark where an existing retaining wall shows cracks or lean. Those readings decide how concrete and lumber reach the site and whether a wall has to be rebuilt.

LADBS and the hillside questions

Bel Air is part of the City of Los Angeles, so plans go to LADBS. If the parcel falls under the city's hillside rules, grading quantities, the height of the house and the export of excess soil can all come under review, and a haul route approval may be needed when the export is large. State and city fire maps also cover parts of Bel Air, so the house may call for vents that resist embers, a roof assembly rated Class A, and siding and decking suited to that exposure.

Foundations sized to the soils report

The geotechnical engineer's borings set the bearing values, and those values set the foundation. On firm ground a spread footing may do. If the lot slopes or the soil is soft near the surface, the structure may go down to caissons with grade beams across them, and a lower level set into the ground may double as a retaining wall. We price each foundation option the report allows, so the trade between digging deeper and building a heavier wall can be compared side by side.
