Decks, Patios and Patio Covers in Rowland Heights
Patio slab replacement, raised decks on piers and patio covers in Rowland Heights, planned from the ground up and reviewed by Los Angeles County.
A concrete patio that has cracked and tipped back toward the house moves Decks and Patios to the front of a Rowland Heights project. Water running toward the wall can soak the soil under the footing, so the old slab comes out before any new deck, cover or room is drawn. Once it is gone, we can see the ground it sat on and judge how well that base was prepared.
Taking out the old slab
We saw-cut the slab into pieces that can be carried out by hand, haul them off, and study what lay underneath. Loose fill, tree roots or a thin skim of gravel over clay explain most failures of this kind. The new base is compacted in lifts and tested wherever the engineer asks for it. If the yard falls away past the patio, the replacement may be a raised deck on concrete piers, which carries weight down to firmer soil and leaves open space below for air and later inspection.
Covers, pitch and drainage
A patio cover fastened to the house hangs from a ledger, so we open the siding along that line and confirm the framing behind it can carry the added load. Columns at the outer edge sit on footings of their own. The new surface is pitched so rain leaves the wall line, and a slotted drain along the low edge carries it to an approved outlet. Rowland Heights is an unincorporated part of Los Angeles County, so county staff review the plans, and Walnut, Hacienda Heights and Diamond Bar jobs follow this same order.
