Each one joins wood to concrete, and on an inland lot it sees hard sun, wide swings between dry months and wet ones, and water that pools at the pier after a storm. Inspecting post bases

We clear soil and debris from each pier and look closely at where the post meets it. Checking at the bottom of the post, splitting where a bolt passes through, or a base plate that has rusted thin all call for replacement. A post set straight into concrete with no standoff tends to rot at that line, since water sits against the end grain. Piers that have tilted or settled are measured and compared with the soils engineer's notes before anything new is designed to bear on them.

Building it back

New posts sit on standoff bases that hold the wood just above the concrete, so it can dry out after rain. The engineer sizes each pier for the height of the deck and the load it carries, adding diagonal bracing or a moment connection if the posts stand tall. Beams bear fully on post caps with through bolts, and the finished grade under the deck slopes away from every pier.
